New Construction Rebate Promotion
If you or someone you know are considering building a new home, or purchasing new construction property such as condos, lofts, townhomes or single family homes, we can help! You see, in a regular real estate transaction, if the buyer has their own agent the listing agent splits their agreed upon listing commission with that agent. However, it usually doesn't work that way with new construction. Most of the time the builder's agent (the listing agent) gets paid a flat commission regardless of whether or not the buyer has an agent. So it really does not matter to them whether you are represented or not, and you sure won't get a better price just because you go right to the listing agent. However, they do take into consideration that many buyers have their own agents, and they will pay us a commission as well if we are representing you.
We are willing to give you the benefit of that commission by paying some of those closing costs for you.
Most builders require that your agent accompany you on your first visit to the model / sales office, so be sure to contact us right away to discuss your plans and the procedure which will allow us to properly represent you. We will educate you on the process and what we need to do to insure that you have your own representation, and that you receive your rebate at closing.
